This is the exciting part! Are you ready to make your dream home vision into a reality? What first? Be prepare to be overwhelmed with decisions and timelines. Choosing what material you want and where it goes can be a tedious task. With Reliance the in-house designer can assure you the process can go smoothly.  

The Design Process

Understanding the process it takes to build your dream home can make designing it an enjoyable experience every step of the way.


  • 1. Initial Consultation

    The client and a member of our design team meet to discuss the client's architectural needs. The client shares information regarding their projects such as general vision, design intent, and desired architectural style and detail.  This initial conversation helps us understand our client's goals and identify the next best steps.

    • Site visit- along with the initial meeting a member of our design team may visit the site. This allows our team to learn more about the clients' projects. It also allows for the client-architect to build an important relationship to start the building process.
  • 2. Budget and Design Services Agreement
    • Identify your budget to assure your build fits your financial goals.
    • Once the acceptance of the Design and Pre-Construction Services Agreement is accepted by the client, the design can begin. 
    • This agreement defines our firm's understanding of the project and provides related potential architectural costs.

  • 3. Create Schematic Design

    This phase includes the freehand concept sketch of floor plans and exterior elevations. This is a collaborative process, in which our design team is responsive to the client's input and approval. 

    Having a well-developed client wish list in place, as well as having both the client and architect fully engaged in the process, helps to expedite this phase and minimize the cost related to initial concept sketches.


    Our goal is to meet the client's desired layout and designs, family involvement, and input throughout the design are welcome. Communication through the design phase as well as during construction is very important to our team.

  • 4. Design Review

    Review the design to see if it meets your needs and incorporates the design features requested based on the budget. 

  • 5. Material Selection

    Now is time to get the vision moving forward as you start selecting materials and products, keep your budget in mind.  In this phase, you will make selections of the main finish items such as:

    • Exterior, siding, soffit, fascia, gutters, stone/brick, exterior trims, window color, and roofing materials
    • Landscape and hardscape
    • Interior, electrical schematic, plate and switch color, lighting, doors, and trim, cabinet styles, plumbing fixtures, appliances, low-voltage, sound and media, flooring, tile, countertops, etc.
  • 6. Design Development

    A preliminary proposal will be presented during the preliminary design phase. Upon completion of the design, plans, selections, and specifications, an estimate of the cost of your envisioned project is provided. Unless there are major changes to the overall scope of the project, we can expect that the preliminary cost that we provide at the beginning of design, will be consistent with the final cost at the completion of construction documents.

  • 7. Interior Design and Product Selection

    At the client's request, our design team can assist with the final product selections and finishing touches. We can provide custom-built cabinetry to fit your style and needs. Our in house designer can assist with the exterior and interior items such as:

    • Wall color
    • Finishes
    • Kitchen cabinet design and colors
    • Tile selections
    • Pattern designs
    • Countertops
    • Flooring
    • Lighting
    • Plumbing fixtures
    • Furniture and Upholstery
    • Windows and Covering
    • Built-ins 
  • 8. Coordination of Consultants

    During this phase, our team can assist with the coordination of any additional consultants that may be needed for the client's project such as Civil and Structural Engineers, Landscape Architect, Interior Designers, lighting, and Audio Visual  Consultants.

  • 9. Permits and Engineering

    Once the construction documents are completed, our team can coordinate all building permit applications for the project.


    Plans get structurally engineered, to assist in obtaining funding for the project and to obtain permits if necessary.

  • 10. Construction Process

    The design and plans are ready and the permits are in place, now the building phase begins. Our experienced team of professionals is dedicated to providing quality craftsmanship that will be seen throughout the build process and will ensure every detail is finalized, from punch out to warranty.
